Drive past the new block of Exchange Street at One Loudoun this week, and you’ll see storefronts that look almost interchangeable from the sidewalk – sleek glass fronts, clean signage, and fresh landscaping. If you didn’t know better, you’d assume every spot back there was already open for business.
It isn’t. And the gap between what looks finished and what’s actually pouring drinks tells you far more about how commercial development works in this corner of Ashburn than any "coming soon" list ever will.
The Four That Already Opened
Start with what’s real. By June 10, 2026, four storefronts in One Loudoun’s northern expansion were fully open: Arhaus furniture, Alo Yoga, Van Leeuwen Ice Cream, and Tatté Bakery & Café. Tatté held its grand opening that Wednesday at 7 a.m. sharp at 20300 Exchange Street. Crowds quickly lined up for coffee, pastries, tartines, and sandwiches, filling the outdoor patio so fast it became a central talking point for weeks.
Notice what those four have in common: a furniture showroom, an activewear store, an ice cream counter, and a bakery-café with a coffee bar. None required heavy-duty commercial kitchen hoods, grease traps, or large walk-in freezers built to code for high-volume dinner service. As retail and light food-and-beverage concepts, they seamlessly transitioned from construction to open doors within the same window.
The One That Hasn't
Bartaco is a completely different kind of build. The Connecticut-born taco-and-cocktail concept broke ground as part of the same expansion. Plans finalized in December 2024 called for a freestanding, 5,200-square-foot building with seating for roughly 168 guests across its dining room, bar, and outdoor patio. It is slated to be Bartaco’s third Virginia location, joining Reston Town Center and the Mosaic District.
Two years later, it still isn't open.
By April 2026, local reports noted the building’s exterior shell was complete, but the interior remained bare gravel awaiting utilities and concrete floor pours. Exterior signage finally went up by late July – a milestone that typically signals an imminent opening. However, a Bartaco representative told The Burn on July 23 that no firm date had been set, offering only that the restaurant would open "sometime between now and the end of the year."
That remains the status heading into fall. If you’ve been holding off to book a reservation for a birthday dinner this month, hold your horses – the sign is up, but the kitchen isn't ready.

This pattern extends to future tenants as well. Local coverage from outlets like The Burn and Patch, as well as county economic development updates, have yet to confirm exact construction timelines for Pottery Barn, Williams Sonoma, Madewell, or Anthropologie. While confirmed on paper, turning blueprints into open storefronts in Ashburn takes time.
Across Town at Kincora, a Faster Clock
Here’s the twist that complicates any simple assumption about restaurant delays: just a few miles away at the Kincora development on the Ashburn-Sterling line, Pinstack broke ground in July 2025. Eleven months later, on June 12, 2026, the massive 60,000-square-foot, two-story bowling and entertainment venue opened to the public – complete with a full-service modern American restaurant and bar. It marks Pinstack’s first location outside of Texas.
Going from groundbreaking to grand opening in under a year for a venue with a full kitchen is significantly faster than Bartaco’s timeline. The difference isn't that full-service restaurants are inherently slow; rather, a standalone, purpose-built structure can often move faster than a tenant pad tied to a multi-retail center's shared infrastructure and utility schedule.
This contrasts with established entertainment spots across the street from One Loudoun. Topgolf Loudoun and iFLY indoor skydiving share a lot on Commonwealth Center Drive, and Alamo Drafthouse Cinema operates directly inside One Loudoun. Rather than competing in that immediate cluster, Kincora built its own anchor from scratch – and Pinstack opened its doors faster despite starting later.
The Actual Rule, If You're Trying to Plan Around It
Signage isn't an opening date – that’s the main key takeaway, whether you’re looking at Bartaco’s new exterior letters or awaiting Anthropologie’s build-out. What matters most is the work happening behind the glass. Retail stores and bakery-cafés can transition from framing to grand opening quickly due to simpler utility requirements. In contrast, full commercial kitchens requiring specialized ventilation, hood systems, and grease interceptors take longer – especially when integrated into a shared development site.
If you live near Exchange Street and have been delaying plans assuming Bartaco is opening any day, go ahead and book your dinner elsewhere for now.

While the taco bar finishes its build-out, One Loudoun’s plaza continues to host active community events. Here are a few highlights for your September and October calendar:
- Asia in a Bite Food Fest is a recurring weekend series running May through October 2026, bringing roughly 40 food vendors and more than 10 merchandise vendors to the plaza with live DJ music, free and open to the public.
- Paddington in Peru, a free outdoor movie night with popcorn from Alamo Drafthouse Cinema, screens on September 24. Bring chairs and blankets.
- Keeton, a Washington-area cover band that plays 90s and alternative hits, takes the plaza stage on September 26.
Looking ahead to winter, the small park area currently under construction in front of Bartaco is designed to convert into a seasonal ice-skating rink, adding another vibrant community draw to the plaza once completed.
