Exploring the Chesapeake Bay by Boat

As one of the most prominent geological features of the Mid-Atlantic region, the Chesapeake Bay is also the largest estuary in the United States. The total shoreline, including tidal tributaries, is 11,684 miles, circumnavigating a surface area of 4,480 square miles. It is also a remarkably beautiful place to visit. 

Our proximity to The Bay presents opportunities for day trips or weekend getaways throughout the year. Still, summer is definitely the perfect time to get out and explore life in and on the water. Here are some of our favorite counties and towns on or near the Bay where boats are a way of life.

Talbot County, Maryland

Talbot County, including the towns of Easton, Oxford, Saint Michaels, and Tilghman Island, boasts a variety of waterways from the Bay to rivers and creeks. Whether you keep a boat in a local marina or rent for a short time, there are many ways to explore the area by water. Sailing, fishing, kayaking, and power boating are all popular. You can even ride on the Oxford-Bellevue Ferry, America’s oldest privately owned ferry.

Annapolis, Maryland

Annapolis, the capital of Maryland, is a quaint town located on the Severn River and the Chesapeake Bay. It’s a great place to catch a cruise on the water with Watermark. Check out their full list of public cruises or book a private yacht charter for a special occasion.

The Good, The Bad & The Unsure of Home Solar Panels

We know solar panels are increasingly being added to properties to cut down on energy costs and reduce emissions from other heating sources, but does that translate into value for homeowners?

A reader of The McEnearney Blog recently asked us a question about the resale value for homes with solar panels. Did it help, hurt or have no impact at all?

It wasn’t as easy a question to answer as we thought. 

When we last addressed the topic of solar panels in 2020, it was a topic garnering a lot of discussion but not a lot of clarity about what impact it had in the housing market. And while there has been plenty of homeowner education about other popular green tech in properties – such as energy-efficient appliances, sustainable construction material, improved insulation – the insight on solar panels remains clouded as to what that means in actual dollars for home value.

Each year the National Association of Realtors® releases a report on sustainability issues facing the real estate industry. The 2023 REALTORS® and Sustainability Report – Residential was released in May and showed that a majority (63%) of agents and brokers said promoting green technology in listings is “very” or “somewhat” important. 

When it comes specifically to solar’s value to a home, 34% (a 2-point drop from 2022) said properties with solar panels increased the perceived property value, compared to 17% who said it decreased value and 29% that said they had no effect (19% said they didn’t know the impact on value). Also, 38% of agents and brokers said that days on market was neither longer nor shorter for properties with solar panels and 37% believed the difference in time on the market due to the solar panels was unclear. 

The green home features that Realtors® believed were most important to clients include windows, doors and siding (39%); proximity to frequently visited places (37%); a comfortable living space (37%); and a home’s utility bills and operating costs (25%). Solar panels don’t make the cut of top features cited.

However, of the top five (out of 12) sustainability issues facing their markets, four were questions about solar panels with most agents and brokers citing the need to understand how solar panels impact a transaction (35%), understanding lending options for energy upgrades or solar installations (33%) valuation of solar panels on homes (32%) and the lack of MLS data about home performance and/or solar installations (25%). 

In short, there are still a lot of questions about how solar panels are impacting home values and for a feature that can cost anywhere from $16,000-$23,000 to install. So, we asked some of our McEnearney Associates to tell us about their experience with solar panels in the Virginia, Maryland and DC markets.

Christine Robinson works in Virginia and said consumer education will go a long way to having homeowners experiment with solar technology. When her clients finally found a home that fit their needs, it came with solar panels and also with a lien against the property for the solar panels. The buyers didn’t want to assume the loan for the panels so the sellers had to pay it off before closing. And the listing agent wasn’t knowledgeable about how the solar panels worked so it was up to the buyers to educate themselves about the pros & cons.

Several years ago, even Robinson’s client who is a LEED professional with a background in green technology found it difficult to get clarity on how to get solar installed with new construction, and even harder to get information about solar installations in existing homes. 

“I feel strongly that consumers want this type of product but it’s more involved than just dropping panels onto the home,” Robinson adds, running through a list of considerations to keep in mind. 

“What upgrades may I have to consider for my home installation? What are the rules in my state? How will it affect my insurance? What safety precautions regarding energy storage, battery back-up, fire suppression, and local utilities do I have to consider?” 

Sometimes there are issues with solar panels that have nothing to do with energy supply. Jillian Keck Hogan works in all three jurisdictions and said most owners are indifferent as to whether the panels added value to their home, they installed them for personal reasons. However, the results aren’t always positive.

“We just listed a house for sale/rent in DC that had solar panels and during the listing process we discovered that the installation had caused damage to the roof and led to water damage during rain storms,” Hogan shared. “The company was good at coming out for repairs but it still doesn’t feel like it was contributing to the home in a positive way besides the advantage of a low electric bill and a potential positive environmental impact.”

And for some buyers, it’s simply a no-go. Bob Shaffer, an agent who works in DC and Maryland, has had buyer clients who were definitely “turned off” by solar panels (no pun intended!) “My clients do not take a liking to solar panels and avoid homes with them, even if there were other elements in a home that they liked,” he said. 

Some other tips from agents:

– Pay for the upgrades on solar panel roof installation. Just like any home improvement project, there are upsells that will add extra costs but are worth it in the long run. For example, spring for the barriers that will prevent animals from nesting under or damaging solar connections.

– Be sure to check for tax incentives regarding solar or green technology, including those in your local jurisdiction

Shop All Things Vintage Every Sunday at the Georgetown Flea

Vintage furniture and décor is having a major moment, given that many secondhand items are both affordable and easy to incorporate into your home in just an afternoon. If you’re tired of waiting for packages to arrive in the mail or are just looking for a new resource for home accents, be sure to take a trip to the Georgetown Flea, a fixture in Northwest D.C. 

Located in the parking lot of Hardy Middle School on 35th Street in Georgetown, the Flea is open every Sunday year round from 8 am to 4 pm. We advise arriving on the earlier side so as not to miss out on vendors’ best offerings and to walk around before the area gets too crowded. Additionally, the flea starts to wind down in the afternoon, so stopping by early will ensure that you can fully scope out all there is to explore.

While the Georgetown Flea has grown to include a wide range of clothing vendors in recent years, you can still shop plenty of decorative pieces that will add a touch of personality to any room of the home. If you’re in need of artwork, for example, the Flea is an excellent place to go, whether to shop or simply to gather inspiration. We spotted plenty of pre-framed pieces that can help you kickstart that gallery wall you’ve been wanting to hang, and there are also lots of loose posters that would look excellent in a basement or child’s room.

There are also plenty of beautiful woven, Turkish style rugs for sale at the Flea. These are rich in color and would look stunning in the hallway, kitchen, or placed over a simple, classic jute. You certainly won’t spot the same styles in your neighbor’s house! 

If you’re in the market for smaller decorative pieces, don’t miss out on the extensive collection of glassware available at the flea. Why not give your bar cabinet a brand new look with some colorful vintage glass that you’ll actually be excited to use? If you’re a Wedgewood collector, make note that we spotted lots of beautiful blue and white pieces at the Flea recently, too. These pieces always look elegant displayed on a nightstand, dresser, or coffee table. 

Keep in mind that while some Flea vendors accept electronic payment, it’s always smart to arrive with cash in hand, which can oftentimes help you score a better deal when bargaining. It’s also wise to stop by the flea several times throughout the year, as vendors are often rotating and arriving with new items—remember that if you spot something and leave it behind, it may not return the following week!

Fun Décor and Functional Spaces Make a Luxe, Modern Beach Home

When it comes to the interiors of an oceanfront getaway, beachy décor can sometimes veer into seashell cliches and casual vibes that read messy.

Designers such as Chad James, principal of the Nashville-based Chad James Group, are creating next-level beach houses that, yes, nod to the nautical, but also up the luxe factor while remaining comfortable and personal family retreats.

“It has always been by goal to provide each project with its own uniqueness that is established by the location and the client’s own personal interests,” Mr. James, who designed the Florida beach house seen here for country music superstar Luke Bryan, said.

The starting point for most design is the property’s function, and that certainly differs between main residences and vacation homes.

“When designing multiple homes for our clients, it’s always important to understand the function and purpose of this location,” Mr. James said. “Establishing this allows us to create spaces that exclusively cater to their needs.”

Beach homes are generally meant for relaxation and spending quality time with the family, and the house itself needs to provide the perfect place to do so.

“Beach and coastal homes have their own set of rules, many of which are dictated by a sense of casual relaxation and having a place to gather and make lasting memories,” Mr. James said.

“This home was always intended to be a family retreat,” Mr. James said of the Bryan project, adding that his design focused on gathering spaces.

The outdoors are what beachfront living is all about, and the home provides plenty of room to spend time in the sea air.

And, the last thing a family wants to worry about on vacation is taking care of their beach house. Using easily cleaned, non-fussy materials that can withstand salty air, sun and sand allows for those tasks to be thrown out to sea.

“Vacation homes are just that—a place to vacation and cast your stress into the water,” Mr. James said. “We always make sure that fabrics, colors and materials are being used in a way where maintenance is as easy as possible.”

A casual, easy home does not have to give up luxurious surroundings, however.

“Just because a home is at the beach doesn’t mean that the luxury element should be forgotten,” Mr. James said. “We establish this through the backdrop of materials we use like marble, tile, special wood finishes and also the furnishings we include.”

On top of that, Mr. James utilizes his clients’ extensive art collections to personalize not just their main homes, but their vacation spaces as well.

Fun, modern beachy touches liven things up too.

In this home, Mr. James added cheeky sculptures, outdoor surfboard showers and vintage ship plaques to a classic blue-and-white color palette and comfy, family-friendly furniture.

The designer’s motto, “If it’s not fun, I’m not doing it,” can be found throughout this Florida beach home, and every Chad James Group project.

“Often those fun moments are more of an inside joke, reference or acknowledgment to something that only our clients will understand,” Mr. James said. “It’s always important to nod our head to the whimsical nature that lives inside of each of us.”

Beachy Towns to Visit this Summer

Exploring somewhere you have never been is fun and exciting, but for some of us returning to our own special place year after year and creating cherished memories can’t be beat. Martha’s Vineyard, MA

As compact as Martha’s Vineyard is — or simply the Vineyard, as locals affectionately call it — this New England island can feel much larger because of its three main towns: Oak Bluffs, Vineyard Haven, and Edgartown, all of which offer something different. There’s also Aquinnah, renowned for its towering seaside cliffs, the sleepier fishing village of Chilmark, and the less touristy, often labeled ‘residents-only’, West Tisbury.

When Watching HGTV Gives You The Sads

We know scrolling through social media can give users FOMO, but are you also worried about your home measuring up?

They say your home is your castle, but does watching HGTV or Bravo’s real estate reality shows have you worried it will be rated more as a dungeon than a showcase for your taste? Are you afraid of what it says to the world if you desire a serene Coastal Grandma vibe when vivacious Cluttercore is the hot new thing? And why can’t design critics just leave white kitchens and sliding farmhouse doors alone?!

If all this criticism has you worried about putting a foot wrong, you aren’t alone. According to a 2022 study by two researchers who studied a number of homeowners during renovation projects, the fear of not having “the perfect look” is pushing trends that favor a neutral,  standardized style so that many homes resemble hotels or staged listings devoid of any personality. 

The Washington Post recently dug into the report by Annetta Grant of Bucknell University and Jay M. Handleman of the Smith School of Business at Queen’s University in Kingston, Ontario, to find out why the way we decorate our homes is getting less personal and more homogenous, and how that’s negatively affecting the enjoyment of owning a place to call your own. 

The researchers found that some homeowners are so afraid of making a design “mistake” that will hurt their home’s future resale value that they end up living in a “professionalization” style meant to appeal to a hypothetical “next owner” instead of making choices that would reflect their own taste. Grant calls this the “market-driven gaze” that leads owners to continually critique their home based on popular trends or an ideal of “perfection.” 

When their home doesn’t match those expectations it results in unease or “dysplacement,” a sense that their home isn’t really theirs to enjoy but is instead meant to live up to the expectations of the current market or others.

So what’s an owner to do when they are torn between making smart design choices and cultivating their own sense of space? First, remember that lifestyle shows, magazines and social feeds are meant to be aspirational: they are not the only way to live. They are there to sell products, earn clicks, and generate ratings as entertainment, not mandatory templates on what must be done for a property to become a good home.

Second, unless you are in the immediate market to move, live in the home you WANT, not the one you want to SELL.

Realtors can help owners understand myriad attributes that can influence a home’s value that have nothing to do with paint color, lighting choices or window treatments (all of which are relatively easy to change and bring a good ROI). When you’re thinking about selling, an agent can share local comps about which projects are most likely to bring top dollar (additional bathrooms, remodeled kitchen, finished basement) and which are intriguing but not necessarily investment-worthy (dedicated pet baths, oversized closets, butane fireplace inserts, swimming pools). 

Bottom line: create a home that you will enjoy living in for the life you lead now. If you’re in the market to sell in the next year or two and expect you’ll have some sprucing up to do, that’s when you can lean into some of the more popular trends that most buyers are expecting in a great listing. 

Until then, enjoy your all-white kitchen with the farmhouse sink and open floorplan and don’t give a second thought to what HGTV producers would say if they turned up with cameras.

9 Small DIY Projects to Tackle at Home This Summer

Looking to give your home a bit of a revamp this summer without taking on a full remodel? You’re in luck, as there are so many impactful DIY projects that you can take on both indoors and out, some of which will only take a couple of hours. Below, nine area designers share their go to summer upgrades that will make all the difference in your space. 

 

Paint Your Front Porch Ceiling

You may have already hopped on board with the trend of painting indoor ceilings, but why not embrace the look outside, too, by tackling your porch? “Most people use a soft sky blue to mimic the sky, but you can be different and do a soft yellow or peach color, or even go black,” comments DC-based designer Rashida Banks. But don’t stop decorating once the paint is dry. “To push the look even further, you can also hang some baskets from the porch ceiling and add battery operated light bulbs to it,” Banks suggests. “Now you have a DIY chandelier.”

 

Make Dining Al Fresco Feel Like a Treat

Take your outdoor dinners to the next level by giving your patio a bit of a facelift. “A new table umbrella can make a world of difference,” comments Maiya Kathryn Dacey of Maryland-based Maiya Kathryn Design. “Don’t have an umbrella? Buy a tablecloth or get new cushions for your outdoor furniture,” she adds. “Just run to pick up a citronella candle and you are almost BBQ and summer cocktail ready!” 

 

Clear the Clutter

Inside the house, make an effort to streamline all of the clutter that has piled up over the past several months. “In winter I’m guilty of loving ‘more is more,’ but by the time summer is here I want to put away all the extra things, even if they are pretty or sentimental,’ Dacey explains. For starters, why not streamline your frames? “Put away a few of the family photos on every surface, and prioritize what needs to be on view,” she says. “Hint: it’s less than you think!” 

 

Create Outdoor Zones

Perhaps you’re wishing you could magically make your outdoor space feel a bit more cohesive—well, you can with this hack from Susan Sutter of Susan Sutter Interiors in Virginia. “An expansive outdoor area can be challenging to furnish,” she comments. “Make it more manageable—and create a nice flow in the process—by arranging distinct areas in the layout.” For example, think about how you’ll use your space the most and cater to those activities. Sutter says, “Having a designated section for activities like lounging and eating can help make the most of your design scheme. Consider introducing rugs for each zone to make even more of a statement.” 

 

Stencil a Wall

“Tired of a boring wall? Consider trying a DIY stencil design from Royal Stencil and tackle it yourself,” offers Allie Mann of CASE Architects & Remodeling in Maryland. You can hire a pro, too, if you prefer, but either way, the results will be major. “This application would make a big impact on a feature wall, or a small space like a powder room, laundry room, or mudroom,” Mann says. “Wallpaper adds a finished look to a small space as well.” 

 

Give Your Staircase New Life 

Maryland designer Elana Mendelson of Elana Designs says, “A really fun, creative, easy, and unique DIY home project for summer is to add some personality to your staircase by applying stair riser decals to the risers (vertical plane) of the stairs.” The choice is yours when it comes to selecting a pattern—go colorful to pull in colors from neighboring rooms of the home, or keep things simple, she offers. “This will 100% transform a standard staircase and create a stunning, personalized, visual impact,” Mendelson says. Better yet, the upgrade is manageable for anyone. “This project is really easy even for a novice DIYer because riser decals are cut to riser size and readily available from many online sources like Etsy, Amazon and Wallalternatives, to name a few,” the designer explains. 

 

Grow a Garden

It wouldn’t be summertime without a garden! Why not create your own and enjoy watching your tender loving care pay off over the course of the season? “I recommended investing in a few small planters for indoor, easy maintenance indoor plants that require low light, such as blue star ferns, variegated schefflera, jade plants (succulents), and olive trees,” says Casey Sanford of Casey Sanford Interior Design in Virginia. 

 

Spruce Up the Balcony

No green thumb? No problem. You can still make your outdoor space shine with these tips from Amanda Martin of Amanda Elizaberh Interiors in DC. “I like to work from the ‘ground’ up,” she comments. “Laying interlocking deck squares is a great way to add visual interest and they’re easy to install.” Plus, she says, decking is more practical than your standard outdoor rug, which may hold onto moisture, and additionally, there are plenty of shades and patterns of deck squares from which to choose. She adds, “The overall look is aesthetically pleasing, and your friends will think you hired a designer!” 

 

Upgrade an Out of Date Bathroom

Is that bathroom that looks like it belongs in the 1970s making you cringe on a daily basis? This summer, why not do something about the space once and for all? Kate Dreyer of Kate Decorates in Virginia has revamped many of her home’s dated bathrooms. “I often find older bathrooms have an unpainted wood vanity, old lighting, and funky tiles,” she says. “You may not be able to quickly replace the tiles, but I promise they will look worlds better with a few small updates throughout the rest of the bathroom.” Dreyer likes to first repaint the vanity using a color that complements the existing vanity top and any other features that you cannot change (such as the aforementioned tiles). Then, bring some personality into the space with new vanity pulls, shower rod and rings, and perhaps even a new faucet (if you’re an experienced DIYer). Then, work in some new textiles—shop for a shower curtain, hand towels, and bath mat or small bath rug in a shade that complements the paint you selected. Last but not least, don’t forget about your loo’s light fixtures. “We always find that updating the lighting makes an enormous difference for a very low cost,” Dreyer says. “Ideally you can update the vanity sconces and ceiling pendant, and even if this requires an electrician, it is usually not more than one hour of work. The end result is a very fresh feel in your bathroom, at a fraction of the cost of a full remodel!”

Women Account for 54% of Luxury Homeowners Under 35: SOLRE Report

This week we would like to share some insight from our partners at Luxury Portfolio.

Women account for 54 percent of luxury homeowners under 35, indicating a significant female presence in the purchasing of luxury real estate.

Per a new study from Luxury Portfolio International, more women are climbing the corporate ladder and achieving financial success on their own, with an equal percentage of men and women in corporate leadership – 48 percent – reporting that they hold executive leadership positions. This is reflected in the changing demographics of luxury homeowners.

“Affluent young women are on trajectory to level the playing field, wielding purchasing power, wealth accumulation, education and corporate positions to make serious real estate decisions earlier in their life,” said Mickey Alam Khan, New York-based president of Luxury Portfolio. “This has major ramifications for brands and retailers targeting homeowners and the luxury property sector.”

A Family Affair

Luxury Portfolio’s research has unveiled some interesting changes and value differences amongst Gen Z and younger millennial luxury consumers.

While men continue to dominate luxury homeownership in older age groups (59 percent of those 35-64), women make up 54 percent of luxury property owners under 35. Forty-eight percent of younger women also report holding executive positions at work.

Family dynamics are changing, as well, with more consumers under 35 remaining single (18 percent) and only 77 percent reporting that they are married. Only 6 percent of the older age groups say they are single and 88 percent are married.

Despite this difference, the younger age group seems to hold higher “family values” than their older counterparts.

While 68 percent of both groups want to ensure generational wealth, 92 percent of those under 35 said they prioritized family financial security versus 87 percent of older homeowners, and 65 percent of those under 35 wanted to provide ongoing financial security for their family versus 56 percent of those 35 and up.

The younger age group also owns more extended-family properties – 52 percent of them do, in fact, compared to just 38 percent of older homeowners.

 

Priority Shifts

When it comes to sustainability, all age groups take small steps, such as using reusable bags and water bottles.

But younger generations are more willing to take big leaps at home: 74 percent said sustainability is a major factor in their home search criteria and 52 percent will pay more for sustainability features, compared to 62 and 47 percent, respectively, for the older generations.

Most luxury homeowners surveyed (91 percent) are considering making more real estate investments.

Multi-family apartment buildings are a popular choice with all age groups.

Interestingly, younger buyers also invest more in office properties (45 percent vs. 37 percent) and properties in college towns (22 percent vs. nine percent). Those under 35 are also looking for vacation homes at a much higher rate.

Unsurprisingly, younger consumers are much more interested in owning digital or metaverse property – 25 percent do so, while only 19 percent of older consumers do.

Agent Advice

For real estate agents looking to tap into the market of younger homeowners, they should look no further than these consumers’ favorite luxury brands for inspiration.

While both age groups expect name recognition from their brands of choice, younger generations put high importance on originality, exclusivity, reputation and social responsibility.

When it comes to the skills their agent possesses, all age groups reported similar interest in a real estate professional who has access to exclusive services, attention to detail, a digital marketing strategy and knowledge of the local market.

However, younger homeowners showed a significant preference for the brokerage’s brand affiliation (38 percent vs. 28 percent) and their agent’s ability to use high-tech tools (32 percent vs. 19 percent).

Younger consumers also look to social media for property content such as photos and videos of homes and a behind-the-scenes peek into the luxury market.

However, the digital sphere will not replace in-person visits or the importance of agents any time soon. Forty-three percent of those under 35 also said they prefer a real estate professional as a resource.
