Should You Choose a Smokeless Fire Pit for Your Yard?

Fire pits have become an increasingly popular outdoor element over the past decade. It’s not surprising. With so many folks maximizing their indoor and outdoor square footage the past few years, a fire pit allows your outdoor space to be used year-round with family and friends.

However, you can probably guess the biggest drawback of a fire pit: All that smoke! Not only can a fire pit emit smoke as you use it, but the smoke smell embeds itself into your hair, clothes, and outdoor furniture.

That is why smokeless fire pits are growing in popularity!

What are the benefits of a smokeless fire pit?

The most obvious benefit of buying a smokeless fire pit is the limited amount of smoke that the fire produces. How does it all work?

A smokeless fire pit contains a double wall and secondary combustion system, which includes vent holes. Exterior holes near the base push air directly to the fire to feed the flame and keep it hot. The design of the vent holes simultaneously direct air up so the smoke actually burns off before it leaves the top of the pit.

Smokeless fire pits can burn wood, charcoal, logs, or pellets with minimal smoke. Propane fire pits do not emit any smoke.

Is a smokeless fire pit right for your home? Check out the benefits of choosing this option over a conventional fire pit.

  • It’s portable.

  • It’s easier to clean.

  • It’s better for the environment because it produces less pollution.

  • You can still roast your favorite treats like marshmallows and hot dogs.

  • It burns better in windy conditions.

  • Safer! They don’t produce smoke and ash, so they are better for folks with allergies or smoke sensitivities.

  • Less smoke smell on your clothes, hair, and outdoor furniture.

  • Buy and burn less fuel.

Are there any downsides to going smokeless? Smokeless fire pit models on the market can be pricer than traditional models. If you tend to DIY, building a safe fire pit in your yard is easier than trying to create a smokeless system yourself. Finally, there are many more design options for a conventional fire pit.

All in all, I anticipate that smokeless fire pit options will continue to increase as the demand grows.

How do you design a yard with a fire pit?

As you know from my project photos, I LOVE designing an outdoor space with a fire pit (sometimes more than one!).

Fire pits create a warm and inviting atmosphere, and they provide actual heat to outdoor rooms. They allow you to use your backyard more and for longer during the year. It’s critical that you check every applicable regulation for your home (city ordinances for outdoor fires, homeowners’ association rules, etc.) before buying or building a fire pit. Choose a location away from trees, buildings, and anything else flammable. Don’t let the fire pit stick out like a sore thumb; rather, incorporate it into your yard design or update your yard design around this focal point by adding garden spaces, sitting areas, and walkways to that outdoor room.

Juneteenth Celebrations Handpicked by McEnearney’s Diversity Council

Juneteenth celebrations across the DMV this summer honor freedom, Black Culture and the “longest-running African-American holiday”

Juneteenth, also known as Freedom Day, Jubilee Day or Juneteenth Independence Day, was established as a federal holiday in 2022 to commemorate the United States’ abolition of slavery. A combination of the words “June” and “nineteenth,” it was on this day in 1865 that the emancipation of enslaved African-Americans was formalized in Texas. This occasion is of extreme importance to our nation and on behalf of McEnearney’s Diversity Council we send an inspirational Juneteenth message and warm wishes to all. Let us put an end to discrimination and racism by standing together in solidarity.

Juneteenth has been celebrated as the nation’s “longest running African-American celebration” in various states and municipalities for generations. In Washington, DC, which has recognized it as an official holiday since 2004, there are myriad events that honor the indomitable spirit of freedom and joy of Black Culture. Here is a sampling of Juneteenth events throughout the DMV this weekend and throughout the summer, with links to more events available at each site:

ONE DC is organizing a Juneteenth Community Festival on Monday June 19 from 11am-5pm at the ONE DC Black Workers & Wellness Center at 2500 Martin Luther King Jr. Ave SE (adjacent lot – sponsored by Bethlehem Baptist Church) and will feature live music, local artists & vendors, community outreach tables, food, drinks and a presentation from historian Bill Fletcher Jr.

Starting on Sunday June 18 and continuing into the early Juneteenth morning, The DMV’s Largest Juneteenth Celebration: A Cultural Music Event will happen at the MGM Grand Casino at National Harbor and features several musical acts and DJs. Also from Eventbrite are many online celebrations that you don’t even have to leave home to enjoy!

The “BURG” Family Reunion Club hosts its Third Annual Juneteenth Celebration 2023 on June 17 from 12-6pm featuring food, drinks, music vendors and children’s activities at the Ida Lee Park in Leesburg while the Columbia Pike Blues Festival happens from 1-8:30pm and is touted as Arlington’s “Best Block Party.”

Jazz on the Rails at the B&O Train Museum Outdoor Pavilion kicks off at 5pm on June 17 with live contemporary jazz, vendors and a celebration of front-line railroad workers. Closer to The District, Watkins Regional Park’s Juneteenth celebration on June 17 from 12-5pm includes entertainment, seminars and even a genealogy workshop.

 

 Events on The National Mall and other local museums

  • From June 17-19 The National Archives will display the original Emancipation Proclamation and its companion document, General Order No. 3, which granted freedom to the last enslaved people in Galveston, TX on June 17-19. Because of their fragility the documents can only see 36 hours of sunlight per year so this is a rare chance to glimpse the originals.
  • Mount Vernon’s Freedom Before Emancipation: Family Day for Juneteenth happens Saturday June 17 and remembers how enslaved people resisted enslavement and sought freedom before the Emancipation Proclamation. See special character performances, take a tour of the estate, and honor the lives of the enslaved at a commemoration ceremony.

The “Grand Old Ditch” is More Than It Used To Be: Celebrating the C&O Canal

With a history as rich as it is long, the Chesapeake and Ohio Canal offers summertime fun for explorers of all ages and interests. Whether you’ve yet to check out a portion of the nearly 200 miles of Potomac River paths or have been navigating the trek for years, a summertime visit is a must!

Built back in the olden days of mule appreciation, the Chesapeake and Ohio Canal Historic Park is one of the capital region’s most enduring assets and combines the perfect blend of history, recreation and natural wonder.

The C&O Canal, dubbed the “Grand Old Ditch” was originally planned in 1828 to wind from Georgetown, DC to Pittsburgh, PA where it would connect with the Ohio River. But the expansion of railroads that delivered goods faster and cheaper meant that canal transport through a series of locks, aqueducts and channels became obsolete and construction of the C&O Canal was concluded in 1850 at Cumberland, MD.

The canal’s towpath – named for the dirt & stone walkway mules and workers used along the riverbank — follows along the Potomac River for 184.5 miles and accounts for nearly 20,000 acres of parkland. While other canals throughout the country were abandoned or fell into disrepair, much of the C&O Canal remain intact and a walk along its famed towpath today brings many delightful sights and sounds.

If you wander close to the Georgetown waterfront you’ll see vestiges of the canal between grand buildings and picture-perfect homes, making for beautiful photo-ops. Visitors can start their historic C&O journey at Zero Mile Marker via  Thompson’s Boat House and stop at any of the seven National Park Service centers along the way. Starting in the Capital Region keeps you close to the hum of the city’s energy and venturing out to Maryland and West Virginia offers an unforgettable immersive experience.

Here are just a few ways to access the C&O Canal’s charms this summer.

For Fitness: Whether you are a walker, runner, hiker or boater, there is no shortage of ways to get your fitness app to hit those numbers.

Walking the towpath is the best way to settle into the beauty of the canal and there are no shortage of nature paths and hiking trails to step off and explore, including links to other major hiking trails like the Capital Crescent Trail, Potomac Heritage National Scenic Trail and the Appalachian Trail. Much of the towpath is graded, allowing for accessibility to those with wheelchairs, strollers or other mobility assistance. Pets and service animals are permitted throughout the park with proper supervision and leashing.

Thompson’s Boat House and Fletcher’s Boathouse in Georgetown offer rentals for canoes, kayaks and stand up paddleboards (SUPs) for general watercraft use and sculls for more advance boaters. Watch for special events like 4th of July Paddles to really enjoy water festivities.

For those who want others to do the paddling for them, there are boat rides available from the Great Falls Tavern Visitor Center or any number of private boating companies ready to sail you away.

Bikers have many opportunities to plot their own hop-on, hop-off adventures through many access points and more adventurous cyclists can extend their tour and continue on to Pittsburgh via the Great Allegheny Passage (GAP) bike trail. For a multi-day trip plan an overnight stop at one of many NPS campsites.

Rockclimbing and rockscrambling is permitted at designated spots throughout the C&O parkland, with the most popular climb being at Carderock.

For Fun: The National Parks Service has an events calendar filled with fun for all ages.

Meet the Mules at Great Falls Tavern Visitors Center and learn why these creatures were the “engines” of the canal, pulling boats along the towpath for nearly a century.

Park Rangers Programs allow visitors of all ages to learn about how the canal worked and conduct tours of lockhouses.

From Great Falls to the Paw Paw Tunnel to the Antietam National Battlefield, there are so many historic and recreation spots along the canal to spend an hour or a full day.

For Flora & Fauna: The C&O Canal is one of the most bio-diverse parks within the National Park system and it’s never more abundant that during summer. Take a wander and watch it unfold before you or go with a plan to spot as many species as you can find with this nature checklist.

The C&O Canal Association has a handy list of some of the more than 1,500 plants to scout along the towpath.

Bird is the WORD! With more than 120 species spotted regularly along the trails, even novice birders have lots of opportunities to spot recognizable species like the Bald Eagle, Downy Woodpecker and the radiant Indigo Bunting and so many others.

Fish are abundant along the C&O, including smallmouth and largemouth bass, bluegill sunfish, pumpkinseed, rock bass, black and white crappies, many different catfish and American eels, among scores of others.

What is “The 85% Perfect Home” and How Does It Help Buyers?

Seeking perfection is noble but it could cost you in this market.

We’ve all read the industry reports and heard buyers’ distress about the lack of inventory in our area. Interest rates have stabilized but are still much higher than what’s been available for most of the last decade. Listings are few, competition is fierce and homes are getting snapped up at top dollar. In a very hot seller’s market, what’s a buyer to do?

Enter “The 85% Perfect Home.” In the HGTV-era, this challenges the notion that the “perfect” home is out there and that all a buyer has to do is wade through multiple listings to find “The One” that will deliver exactly what they want. But this kind of thinking can lead to buyer frustration because holding out for perfection can often mean missing out on an otherwise great home.

As we reported in an earlier article, even in this hot seller’s market more than half the homes on the market are taking more than two months to sell and are selling at a discount. That’s a lot of inventory that’s being overlooked in the pursuit of perfection.

McEnearney Associates recently held a panel with a number of agents to brainstorm ways to help clients find properties that are within their budget, fit with their timeline, and helped solve their housing needs. Here are suggestions from our agents who have successfully helped their buyer clients get unstuck from the belief that the home had to be perfect to be theirs.

Rebecca McCullough

Don’t get stuck on things that are beyond your control like rising interest rates and limited inventory. Figure out what you can afford now. If you are motivated to move, you buy within those means. If last year that was a $1million house and this year it’s an $800,000 house, that’s just the way it is. Stop living for last year’s market.

Renneye Pike

Bring a foldable paper template of your largest or can’t-live-without pieces of furniture that includes the floor parameters as well as height dimensions. This will allow you to see if the house fits your needs logistically but it can also give you an idea of how you will live in it.

Kate Crawley

Is this home meant to be your “Forever Home” or is this a stepping stone? Younger buyers can expect life changes that mean they’ll be shopping for a larger home or taking a job in another area sooner than they expect.

Shagufta Hasan

Think of the “Pareto 80/20 Rule” and how it applies to how you’d live in your house. If 80 percent of your time is spent in 20 percent of your dwelling, then focus on the spaces that you will be using the most. For example, don’t elevate the importance of a dining room if you’re only using it for special occasions.

Gordon Wood

Especially for buyers who move here from less competitive markets, reaching even 70-80% in a home is a win! You can learn that in the first week, or you can take a year to learn that lesson. But there’s a chance that you will miss “The Right Home” by searching for “The Perfect Home” for too long.

Another good suggestion is that buyers can also enlist the advice of a contractor to help see past the current floorplan and price out changes big or small that could make the property fit what you’re looking for. Just having an expert set of eyes to envision how moving a wall here or a doorway there can open up possibilities that are within your budget. Agents have these contacts at their fingertips so don’t be afraid to ask!

Buyers have many concerns that can prevent them from buying a home: paying too much, buying a home that’s not in good condition, missing out on a better property, and more worries. These are valid reasons to keep looking but it’s as important in homebuying as it is in life to know that perfection is almost always unattainable.

Make the best decision with the information and circumstances at this moment and heed the advice of experienced agents who are here to get you into a home that you can make just right for your needs.

Summer Reading Guide 2023: Nostalgic Titles from Birch Tree Books & Foliage Plants

Summer is fast approaching, and whether you’re facing boring flights and long road trips or looking forward to relaxing afternoons on the beach, what you need is a good book.

What makes a good summer read? A story that’s compelling and bingeable, and also sparks conversation topics to take home with you. And this summer at Birch Tree, we’re celebrating some brand-new releases with a touch of nostalgia: think summer camp, ‘90s vibes, reboots, vintage recipes. 

 

With that in mind, we here at Birch Tree Bookstore have compiled the following list of titles showcasing a variety of genres and ranging across a variety of reading levels (what better way to keep little ones occupied on a road trip than with a colorful, fun picture book?). 

 

Children’s Picture Books

For picture books, you’ll definitely want to take a look at the delightful Mell Fell by Corey R. Tabor and Evergreen by Matthew Cordell. However, if your little one leans more towards nonfiction, there’s an incredible series of beautifully illustrated field guides called Young Zoologist with topics like Honey Bee, Giant Panda, and Koala (and many more!). 

And of course you can’t pass up the variety of activity books such as the very popular Paint by Sticker series.

 

Early Reader Books

Packing a paperback with short chapters will keep your early reader entertained, help them to build reading skills, and promote confidence with reading while having fun with great stories such as Museum Kittens, The Nevergirls. Good Dog, or Dinosaur Club.

 

Middle Grade Books

For your middle grader who loves fantasy, Once There Was by Kiyash Monsef is a brand-new fantasy novel featuring mythical creatures. Or if they read Skandar and the Unicorn Thief by A. F. Steadman last summer, Skandar and the Phantom Rider is the second in the series and just released. Then of course, there’s the modern classic, Jacqueline Woodson’s Brown Girl Dreaming, a memoir in verse that we always return to. 

For graphic novels, check out the Wings of Fire and Amulet series, or lean in to Birch Tree’s summer theme with the super nostalgic graphic novel adaptations of Sweet Valley Twins. 

 

Young Adult (YA) Books

For young adult readers, we have a real range of recommendations from fantasy with Chloe Gong’s These Violent Delights, Tracy Deonn’s The Legendborn Cycle, and Adalyn Grace’s Belladonna; to mysteries with Their Vicious Games by Joelle Wellington; to horror (Trang Thanh Tran’s She is a Haunting); all the way over to fun romances such as  The Summer I Turned Pretty by Jenny Han and Heartstopper by Alice Oseman. Hardcovers, paperbacks, graphic novels… take your pick!

 

Nonfiction Books

To keep you grounded in reality and learn something new, check out Path Lit by Lightning: The Life of Jim Thorpe by David Maraniss (coming to Birch Tree Bookstore in June!). Or, out in paperback in May, Trailed: One Woman’s Quest to Solve the Shenandoah Murders by Kathryn Miles.

 

Memoirs

For memoirs, you have probably already read I’m Glad My Mom Died by Jeannette McCurdy of iCarly fame, but if not… now is the time! Or for something a little more celebratory and hopeful – but also meaningful and thoughtful – check out geobiologist Hope Jahren’s Lab Girl (labs! plants! botany!) or author John Green’s The Anthropocene Reviewed (rating the human-centered planet on a five-star scale!).

   

Historical Fiction

While you’re traveling to new places this summer, why not also do some time-traveling? Some of the best authors in historical fiction such as Kirstin Harmel with The Paris Daughter and Marie Benedict with The First Ladies have new releases coming out this summer. 

 

Plants and Nature

Because Birch Tree Bookstore and Foliage Plants coexist in the beautiful 11 W Market St. building, not only are plants scattered all around the books, but many of our books focus on gardening and nature, such as Soil, Wilderness Tales, and (coming in October! That’s sort-of still summer, right?) Living Wild by Hilton Carter.

 

Fiction Books

General fiction is one of the most challenging genres to narrow down. For that summer-camp-nostalgia, The Summer of Songbirds is about a group of friends trying to save the camp that they loved when they were growing up. New releases to look out for are The Five-Star Weekend by Elin Hildenbrand, Yellowface by RF Kuang, and The Half-Moon by Mary Beth Keane… but maybe Tomorrow, and Tomorrow, and Tomorrow and Weyward have also been on your TBR for a while, so how are you supposed to pick?

Maybe just read all six!

 

Mystery & Suspense Books

OK, maybe the most difficult genre to narrow down is actually mystery… some of the best beach reads are mysteries, especially from tried and true authors like Ruth Ware (Zero Days) and Riley Sager (The Only One Left). Or if you want to branch out a bit, check out The Soulmate (amazing cover), The Good Ones (coming to Birch Tree in June), The Whispers (from author of The Push!), The Senator’s Wife, or the gothic horror about a woman who travels to an island populated with people obsessed with 1994, Dead Eleven.

 

Science Fiction & Fantasy Books

For fellow SFF lovers, we have a huge list of new releases to enjoy this spring and summer! If you want a big, warm hug in the form of a quirky sci-fi retelling of Pinocchio, run (don’t walk) to pick up In the Lives of Puppets

Another cozy sci-fi with the dedication “For anyone who could use a break,” check out Becky Chambers’s A Psalm for the Wild-Built. And then of course one of Brandon Sanderson’s new titles, The Frugal Wizard’s Handbook for Surviving Medieval England, is coming out in June along with Translation State by Ann Leckie, Witch King by Martha Wells of Murderbot fame (May release!), and Immortal by Chloe Gong (July!). 

 

Romance Books

What would a vacation be without a little romance? We have a list and a half of great titles for this summer… Starting with everyone’s favorite STEM/romance writer, Ali Hazelwood and Love, Theoretically, then moving on to (buckle up!): The True Love Experiment by Christina Lauren herself, no less; Meet Me at the Lake by Carley Fortune; Thank You for Listening by Julia Whelan; and Meant to Be by the illustrious Emily Giffin, and Hello, Stranger by Katherine Center (July release). 

And the “summer” titles! Same Time Next, Summer by Annabel Monaghan (June release); Summer Reading by Jenn McKinlay (May release); and The Summer Girl by Elle Kennedy (July release); 

 

Cookbooks

So you want to bring the tastes of the sea to your table this year, but you’ve never worked with oysters before… We’ve got your back with Nils Bernstein’s The Joy of Oysters : A Complete Guide to Sourcing, Shucking, Grilling, Broiling, and Frying. 

For some local Leesburg flavors, it’s absolutely essential to get Olwen Woodier’s The Pesto Cookbook: 116 Recipes for Creative Herb Combinations and Dishes Bursting with Flavor.

Since this is Birch Tree’s summer of nostalgia, you absolutely can’t miss B. Dylan Hollis’s Baking Yesteryear: The Best Recipes from the 1900s to the 1980s. With recipes like Chocolate Potato Cake, Cornflake Macaroons, and Chocolate Sauerkraut Cake (yyyep: sauerkraut cake… but seriously, I do want to try this!), you are guaranteed some fun baking this summer, and maybe even the chance to find a new-old favorite!

Designing the Ultimate Coastal Cowgirl Home

You don’t need to live by the coast to appreciate and enjoy coastal style at home. Last year, “Coastal Grandmother” inspired decor was all the rage—this aesthetic celebrates the laid back, beachy lifestyle we often see represented in Nancy Meyers movies.
