Juanita may be more than just a real estate agent, but an agent of the universe. Bear with me… In early 2020, before we had even heard of Covid yet, I felt an inner urgency to sell my home and migrate out west to Wyoming for both personal and professional reasons. I felt daunted by the task and didn’t know where to start. Just a few days later I was in a coffeeshop and struck up a conversation with Juanita. We didn’t really know each other, but recognized each other from run-ins in the past. I ended up sitting down at her table and through the course of our conversation I let her know my plans to move out west. I didn’t even realize she was a real estate agent, but she let me know and offered to help sell my house. At first I was hesitant. I didn’t know much about her or her experience, but I am a person who believes in synchronicities so I decided to trust fate and agreed to work with her. I’m glad I did. We ended up selling my home within the first week or so of listing for a price I was quite happy with. Juanita was fun to work with, having a genuine and persistant positive attitude, and very smart and knowledgeable about the Loudoun market and mentality. She seemed to know just which improvements would be worth my money and appeal to potential buyers, and she was even able to source several nice pieces of furniture from friends and her own storage to help show the house at no extra cost to me. She really understood my needs and values, guided me through the whole process, calmed my anxieties, and helped me achieve my goal confidently and gracefully. I was incredibly relieved by her help. So here I am, after a year of traveling around in my new Winnebago van, typing cozily from my new forty acre ranch in Sundance Wyoming, both of which I was able to buy from the money from the Loudoun house. I’m very happy out here and my dreams are coming true, and Juanita played an important part in that. So I believe the universe sent her to me to help me navigate the transition, which in my mind is a clear sign she moves with grace. Specifically, she: - Helped us understand the seasonal market changes we could anticipate in our specific neighborhood and recommended a great time to list, - Encouraged us to list at a higher price that we had anticipated, and higher than that recommended by other brokers, - With her business partner Mona, helped us prep and photograph our house for best results. Our 12 acre lot in Unison had been on and off the market for a few years. Juanita took the listing, tirelessly marketing the property in a number of creative ways. Her knowledge of Loudoun County government, land use and agricultural district requirements was invaluable. The lot sold for full asking. We then asked her to help us find a townhouse in the area. Again, she was responsive, aggressive when needed, and always upbeat. Juanita is highly recommended.

Juanita was fabulous through our entire process. We were new to the area and didn't know exactly where to go or look for what we wanted. She took our desires and tastes into account and helped us find the perfect home. THEN she went above and beyond. She actually met me down at the public records office and showed me how to look up all in information about my house. Juanita Tool is the ultimate realtor! My husband and I had a difficult, out of the ordinary experience purchasing our latest home, but Juanita was there every step of the way. She took some major bullets for us in order to ensure that we were in the best position possible to purchase our home. My husband and I were relatively new to the area, and Juanita went out of her way to spend time talking to us about the lay of the land in Loudon County, pointing out where troublesome towns might be commuting to work. Juanita knows every inch of Loudon County and is able to make the best of recommendations. She even managed to suggest homes that appealed to my ‘rustic’ and my husband’s ‘modern’ aesthetics, and she wisely steered us away from homes that would not fit our strict criteria as to not waste our time. Once we found our home, Juanita was the first to jump on the due diligence to ensure that the house was up to standard. She will not let you buy a house that has major issues and works to protect you from that by pulling county records, spending hours doing research, and recommending top notch inspectors. Juanita goes above and beyond for her clients. There are many times where her commission was on the line, but she put our interests ahead of hers to ensure that we were being treated with respect and honesty on the other side of the transaction. When we ran into trouble moving into our new home the day we were supposed to close on the house, she called up a close-by friend without hesitation. This allowed us to store our jam-packed Uhaul truck safely on his property. This is just one of many examples where she completely surpassed the expectations of a realtor. I am a licensed Virginia Realtor, but when it came time to sell the home we spent so much time, sweat, and money on to make into our dream home and move across the country, I knew it would be too hard for me to handle with so much emotion in the house and so much on our plate. So we hired Juanita and are so thankful we did! She made our home sale and a stressful move across the country as easy as it could possibly be. Juanita went above and beyond from the beginning. She had a stager come in who did great work moving around furnishings and brining in beautiful key pieces to better showcase each space. When we wanted to have our home appraised because of its many unique features, she knew who to call. When the photographer failed to get a key photo of the view, she brought in a drone photographer who captured aerial shots and as well as those additional shots we desired. We ended up with a bidding war and had five offers on our home even though the market had taken a tough turn recently. Even after the deal was done, Juanita helped us with the move by helping us sell furniture we weren’t taking. She found buyers for each piece and arranged payment and pickup. Juanita kept us aware of each step in the transaction, and was very communicative, even when she had a family emergency trip to another state she was still easy to reach and was totally committed to our home sale. Juanita saved our family from a lot of extra strife and headache during the sale so we could focus on packing up and getting ready for our big move.
