Alanna is a phenomenal realtor! She is wonderful to work with and made the buying process very low-stress. Alanna did a fantastic job listing and selling our house in Arlington. We live out of state and she went above and beyond helping us with every step -with getting the house fixed up prior to listing, stopping by to make sure everything was always in order, checking on a leak, the list goes on and on. She is a great communicator, always reaching out proactively about showings and feedback from showings. She was 100% spot on with her recommended listing price, and also recommended fantastic companies to fix 2 small issues from the home inspection. I would definitely recommend and use Alanna again to sell or purchase a home!!

We worked with Alanna on our home purchase/ relocation back to Northern Virginia from the Midwest. Aside from being super nice, wonderful to be around and just a great person, she was also extremely patient, quick to answer questions and concerns and very knowledgeable. We had to look at as many homes as we could in a short period of time during our short house hunting trip, but she never made us feel rushed or pressured to make a decision. With her help we were able to get our choice home under contract for below ask which we didnt think would be possible in this crazy market. Alanna was recommended to us by a friend, and we couldn’t be happier with the service she provided! As first-time homebuyers, we were nervous about getting a house in this market on the tight deadline we had. From day one, she was incredibly responsive, thoughtful, and quick to address any of our concerns. Everything we were unclear on, she explained clearly, and throughout the entire settlement process she was a strong advocate for us, helping us to get a great deal on our home. We were worried about handling the paperwork, inspections, and other requirements on top of our jobs, but Alanna took care of everything but the “fun” parts of the house hunt. Buying a home is full of challenges, especially when you are a first-time buyer in a competitive market (Northern VA). Our small family had considered everything -- big brokerage recommendations, buying through apps, etc -- but I can't begin to express how fortunate we feel to have partnered with Alanna. I use 'partnered' very literally as we felt like Alanna immediately took on the stress and challenge together with us. She helped us hone in our searches based on our specific needs, tour properties that would never show up on the popular apps, submit offers that wouldn't overextend our budget (she was great at never pressuring us!), and ultimately win despite not being the high-money offer. Alanna truly knows her stuff, and throughout the process we loved getting to know her. She made herself available at all hours, and frequently checked in with us throughout the process to make sure we were comfortable, happy, and optimistic. Alanna was amazing from start to finish. She helped us sell our home for $15,000 over asking! She was incredibly helpful in suggesting ways to prep our house so we could get the best price. Then sale price she suggested was brilliant and we still got $15,000 over asking! She also helped us to find our dream home. She has the experience and contacts that other agents know they can trust her and want to work with her. That gave us a huge advantage in beating out a cash offer to get the house we wanted. She was always available and responsive. She met our every need. She is also very knowledgeable of the entire Northern VA area. I cannot say enough good things about how well she treated us. Alanna was hands down the best realtor to work with. From the day we met her she made it clear that our priorities were her priorities. Buying and selling a house during the COVID pandemic was anything but ordinary. Alanna offered her guidance and insight into current market conditions and helped us navigate this situation to the best extent possible. She was exceptionally patient with us as we were very particular in what we were looking for and was willing to see as many houses as it took to find our forever home especially with inventory at historic lows. She was always in communication with us to ensure our needs were being met and was very responsive whenever we needed to get ahold of her including odd hours of the evening and weekends. Her knowledge and guidance through the entire buying process was great from the the time we wrote our offer letter and ratification of contract all the way through settlement. Alanna also helped us with the sale of our townhome. Her honest insight and opinions as to some minor fixes/updates to get maximum value for our home were great. Her knowledge of pricing strategies and current market conditions helped put us in a position to get top dollar for our home. I very highly recommend Alanna Nichols. She helped me sell our home in summer 2019, and buy a new home. She had so many recommendations of how to make the process flow smoothly, helped with all of my many questions, put me in touch with contractors, a great financial lender, and really made a very stressful time so much less stressful. Texts and phone calls were answered immediately. She knew the market, knew the best times to have open houses. Our house sold very quickly. Alanna is so warm and friendly, and really understands the home selling/buying process can be very stressful. She brought a sincere calm to the process, and tons of expertise. In an industry where personal touch is important and expected, Alanna went far and beyond expectations and made what is often a stressful experience, pleasant and even fun. Thoroughly knowledgeable of the area and the nuances of different HOA guidelines, even the unwritten ones that come with experience. She has great relationships with lenders, honest repair folks to facilitate both ends of the sale. She is also just great to be around and offers advice on locations, trade-offs, and personal experiences that eased the situation and transaction. Nobody ever plans on another move right after they just completed one, but hopefully when my next move does happen, I will reach out to Alanna first, maybe even to help with the decision.

Alanna was so amazing to work with! We used her for both selling our old home and purchasing our new home and the whole process went very smooth! We were causally looking initially and it was great because she didn’t make us feel pressured to purchase right away, and she just checked in on us periodically and was always there when we needed her. When we were ready to look seriously she was very responsive and worked very closely with us. Our townhome was under contract in less than 48hr of us listing it. She had great input on how to stage it well, and the photos and website came out great and accurately showcased our home. For purchasing our new home she helped us navigate the process of putting in a competitive offer while not over extending ourselves. In this competitive buyers market we were under contract on the first home we submitted an offer on and it is our dream home! Can you give a review higher than "highly likely" to recommend? Because we already have! We can't say enough about how positive our experience was with Alanna. She was very responsive, promptly worked with our (numerous) requests, and provided us with a hassle-free buying experience. We bought a home in Leesburg, and she was extremely knowledgeable about the area, including how the city is projected to grow over the next several years. We also have children (high school and elementary school), and she was mindful of our desire to be in a good school district and neighborhood where our kids could find local friends. (Our youngest kids we also with us when we went to see potential homes. She was great with them!).
